What you get

Clear answers before you commit to anything

A net proceeds estimate

What you would walk away with at several sale prices, after commissions, closing costs, and your loan payoff.

A prep plan that pays for itself

A walkthrough with an owner's eye, so money goes into the repairs and updates buyers will pay for, and nowhere else.

A pricing strategy

A price grounded in comparable sales and the homes buyers will see next to yours, with a plan if the market responds differently.

The process

From first conversation to closing

  1. Goals and numbers

Where you are headed next, when you need to move, and what you would net.

  2. Decide what to fix

Which repairs and updates pay for themselves, before you spend money.

  3. Price from the market

Recent sales and current competition, not wishful thinking.

  4. Prepare and launch

Prep, photography, and a listing that shows well from day one.

  5. Negotiate and close

Offers compared on net terms, then inspections and escrow handled to closing.

Sam manages rental properties in San Diego and handles repairs, turnovers, and the numbers firsthand, so the advice weighs cash flow, equity, and what comes next, not just getting a deal done.

  • Selling and buying at the same time and need the timing to line up

  • Selling a rental or a tenant-occupied property

Common questions

Questions sellers ask

How do you decide on a list price?

Recent comparable sales, the homes currently for sale and in escrow near you, and the condition of your home compared with theirs. You will see the comps and the reasoning, plus a plan for what to do if the market responds differently than expected.

Should I fix things up before listing?

It depends on the home and the price range. Some prep returns more than it costs, and some does not. After a walkthrough you get a short list ranked by likely return, so you can decide what is worth doing.

Can I sell and buy at the same time?

Yes. Common approaches include a contingent purchase, a rent-back after your sale closes, bridge financing, or short-term housing between homes. Each has tradeoffs in cost and risk, and the right one depends on your equity, financing, and timeline.

What will it cost me to sell?

Typical costs include commissions, escrow and title fees, transfer taxes, prorated property taxes, and any repair credits, along with paying off your loan. You get an itemized estimate before you list, so your net is not a surprise.

I inherited a home. Where do I start?

Start by understanding your options: sell, rent, or keep. Probate status can affect timing, and there may be tax considerations worth reviewing with a CPA or the estate's attorney. Sam can help you compare the real estate side of each path.
