A property manager's perspective
The payment is more than the mortgage
Sam manages rental properties in San Diego and sees firsthand what homes cost to own and maintain. That experience shapes how every home gets evaluated: what it will cost to own, what it may need, and how it is likely to hold its value.
- Moving up and need to sell your current home as part of the plan
- Buying a rental or a property with short-term rental potential
- Deciding whether to buy now, keep renting, or wait. Try the rent vs. buy vs. wait analyzer.
Common questions
Questions buyers ask
Should I get pre-approved before I start looking?
Ideally, yes. A pre-approval sets a realistic budget and shows sellers you are ready. If you have not talked with a lender yet, Sam can introduce you to a few so you can compare.
What costs should I plan for besides the down payment?
Closing costs, inspections, the appraisal, moving, and a cash cushion after closing. Ongoing, plan for property taxes, insurance, HOA dues, and upkeep. Getting insurance quotes early is worth it, since availability and cost can vary a lot by property.
How strong does my offer need to be?
It depends on the home and the moment. Recent sales, how long similar homes have been sitting, and the level of interest in the home you want all shape the price and terms that make sense.
Can I buy a home to rent out, or as a short-term rental?
Often, but rules vary by city and HOA, and some areas limit short-term rental licenses. Those rules and the realistic numbers get checked before you write an offer, not after.
I need to sell my current home to buy. How does that work?
There are a few ways to line up the timing, including a contingent offer, a rent-back after your sale, or bridge financing. Each has tradeoffs, and the best fit depends on your equity and the market.
